The short answer

A new-launch condo usually costs less to renovate than a resale HDB flat, because the developer has already fitted the kitchen, bathrooms and wardrobes. A resale condo is the opposite: it is often the most expensive residential renovation short of a landed house, because everything the developer installed fifteen years ago comes out.

Published ranges

Qanvast’s 2026 projection, from 2025 medians across 254 new and resale condominium projects with a 3 to 5 percent increase applied:

UnitProjected 2026 cost (S$)
New condo (developer-fitted, light works)44,290 to 62,160
Resale condo (full renovation)78,280 to 105,000

The resale upper bound did not move from 2025, which suggests costs have stabilised at the top of the market. The new-condo range is wide because “new” covers everything from carpentry only to a full re-tile.

What a new condo renovation usually is

  • Carpentry: a TV feature wall, study, shoe cabinet, and wardrobes where the developer’s are too shallow
  • Lighting changes, usually a false ceiling or cove in the living area
  • Painting and perhaps a feature wall finish
  • Kitchen upgrades: top-hung cabinets, a tall unit, or replacing the developer’s countertop
  • Keeping the developer’s floor, bathrooms and sanitary ware, which are the expensive items

What a resale condo renovation usually is

  • Full strip-out of flooring, kitchen, wardrobes and bathrooms
  • New waterproofing and tiling in every bathroom
  • Rewiring and new lighting layout, often with smart-home points
  • Kitchen reconfiguration, including open-kitchen conversion where permitted
  • A full carpentry package across the unit, which is where the largest share of spend goes

The condo-only costs

  • Renovation deposit to the MCST, refundable if common property is undamaged. Amounts vary by estate.
  • Protection and hoarding of lifts and corridors, and daily cleaning of the route to the unit.
  • Working-hour limits. Most estates allow noisy works only on weekdays in daytime. A tighter window stretches the programme.
  • Contractor registration and insurance as required by the estate.
  • Debris disposal through the estate’s approved route and times.

What moves your number

  • Curved, fluted or angled carpentry costs materially more than straight-line work. Qanvast notes this as a common budget surprise.
  • Larger floor area in resale units means more flooring, more painting, more carpentry footage.
  • Bathroom count. Three bathrooms fully redone is three wet-works projects.
  • Keeping the developer’s kitchen carcass and changing only doors and countertop is a real saving in new units.

How we quote

Send us the floor plan and, if you have it, the estate’s renovation guideline document. We visit, measure, and return an itemised quotation and a works schedule that fits the estate’s hours. MCST submission is part of the job.

Send us your floor plan. WhatsApp +65 8700 1377 with the floor plan and a short brief. We reply Monday to Friday, 9am to 6pm, and quote line by line after a site visit.

Common questions

Floor area, bathroom count, and finish expectations. The works are the same trades; there is simply more of each.

Yes, after the management confirms no damage to common property. Protection is how we make sure it does.

No. Most estates will stop unapproved works and may forfeit the deposit.
